Connecticut Conveyance Taxes

These are taxes paid to the Town and State on the sale of real estate. They are generally paid by the seller from the closing and given to the town clerk when the transaction is recorded.

State Conveyance Taxes
State Conveyance Taxes are paid to the State of Connecticut Commissioner of Revenue Services.

1. The State Conveyance Tax is 0.75% of the sales price for properties with a sales price that is $800,000.00 or less.

2. For a property with a sales price of $2,500,000.00 or less the first $800,000.00 is taxed at 0.75% while the portion that exceeds $800,000.00 is taxed at a rate of 1.25%. As an example, the calculation to determine the tax owed on a residence with a sales price of $1,000,000.00 will be as follows:

  • Up to $800,000.00 will be charged at a rate of 0.75% or $800,000.00 x .75% for $6,000.00
  • Portion that exceeds $800,000.00 will be charged at a rate of 1.25% or $200,000.00 x 1.25% for $2,500.00
  • So the total owed to the state would be $8,500.00

3. For a property with a sales price in excess of $2,500,000.00 the first $800,000.00 is taxed at 0.75%, the portion that exceeds $800,000.00 up to $2,500,000.00 is taxed at a rate of 1.25% and the portion that exceeds $2,500,000.00 is taxed at a rate of 2.25%. As an example, the calculation to determine the tax owed on a residence with a sales price of $3,000,000.00 will be as follows:

  • Up to $800,000.00 will be charged at a rate of 0.75% or $800,000.00 x .75% for $6,000.00
  • Portion that exceeds $800,000.00 up to $2,500,000.00 will be charged at a rate of 1.25% or $1,700,000.00 x 1.25% for $21,250.00
  • Portion that exceeds $2,500,000 will be charged at a rate of 2.25% or $500,000.00 x 2.25% for $11,250.00
  • So the total owed to the state would be $38,500.00

If the property is located in an area designated as an Enterprise Zone under Conn. Gen. Stat. § 32-70 then the transfer is exempt from State Conveyance Taxes but not Local Conveyance Taxes. If claiming this exemption, you must attach a letter from the Economic Development Officer of the relevant municipality/town stating that the property is located within an Enterprise Zone.

Local Conveyance Taxes
Local Conveyance Taxes are paid to the city or town where the property is located. They are 0.25% of the sales price except as noted below:

1. The rate in Stamford is .35% of the sales price up to $1,000,000.00 with the balance being at 0.50%

2. The following towns charge 0.50% of the sales price

  • Norwalk
  • Norwich
  • Southington
